EPOXY: Many customers think that Epoxy is an inexpensive easy way to protect concrete. However, Epoxy proves to be more expensive and ineffective for long term.
Concrete is a very porous material made up of a mixture of cement, sand, aggregate, and water in specific proportions that hardens to a strong stony consistency. Concrete breathes, it cracks and moisture can rise from the ground through the concrete to the surface.
Epoxy generally lasts for about 6 months before issues start to arise. When concrete cracks it allows for moisture build up, moisture problems will affect the integrity of the paint and will begin to peel and detach in those areas. Epoxy stains easily, you can't patch and repaint a stained area without ruining the integrity of the paint. Traffic such as cars, forklifts or even foot traffic will wear the surface of the paint quickly.
Epoxy also involves working with harmful and dangerous chemicals. In most applications the concrete must be acid washed, and/or sandblasted prior to installation. Harmful vapors from most epoxy paints contain "volatile organic compounds" (VOC), VOC are harmful due to their carbon compounds that vaporize into the
air. This can cause breathing problems, headaches, burning, watery eyes, and nausea. Indoor VOC levels are 10X stronger than outdoor.
The real nightmare begins when the floor needs repainting, starting with high labor cost, hazmat issues to dispose of old paint, dangerous chemicals, long down time because a typical Epoxy job takes a minimum of 3 -5 days for a smaller 400 sq foot
job.
